MENDOTA - Plans for the construction of a new CVS building in Mendota took another leap forward at the Jan. 7 regular meeting of the Mendota City Council.
CVS will construct a 13,225 square foot building at the southwest corner of 13th Avenue and Meriden Street. It will sit on 1.67 acres and the building will be a prototype typical of new CVS stand-alone buildings.
Acting upon the recommendations of the Mendota Plan Commission, the council approved several requests made by the developer of the project, G.B. Illinois 2, LLC. The following zoning variance requests passed a vote of the council members:
• Drive-thru canopy encroachment. Minimum setback is 40 feet. Canopy overhang will be approximately 31 feet from the south property line.
• Signage. Maximum monument sign is 10 feet. Approval was given for a 15-foot monument sign.
• Signage. Maximum square footage on the east side of the building is 142.5 square feet. Approval was given for a 168.35 square foot sign.
The council also approved a preliminary plat of consolidation to combine multiple lots (four) into a single lot.
The developers indicated they would like to begin the building process in March, and that it typically takes 20 to 24 weeks from start to finish.
